Before You Can Sell
First, the inheritance itself has to be completed.
That usually means:
✔ Signing the inheritance deed at the notary
✔ Filing the inheritance tax declaration (Modelo 650)
✔ Paying the local Plusvalía Municipal tax
✔ Registering the property in the heirs’ names at the Land Registry
✔ Obtaining an updated Nota Simple
✔ Making sure all heirs agree to the sale
Until these steps are done, the property technically isn’t ready to be sold.
Documents Needed for the Sale
Once the inheritance paperwork is finished, the usual property sale documents are required.
These normally include:
✔ Property deeds (Escritura)
✔ NIE numbers for all heirs
✔ Latest IBI receipt
✔ Community certificate confirming no outstanding fees
✔ Energy Performance Certificate (EPC)
✔ Passport copies of the sellers
✔ Bank details for receiving the sale funds
If anything is missing, a good estate agent will normally help you track it down.
Preparing the Property for the Market
Inherited homes are often closed up for a while before they go on the market.
A bit of preparation can make a big difference.
Typical jobs include:
✔ Clearing out personal belongings
✔ A thorough clean and a few small repairs
✔ Garden or pool maintenance if needed
✔ Professional photos
✔ Deciding whether to sell furnished or empty
It doesn’t need to look like a show home. Just clean, tidy and presentable.
Selling From Abroad
Many heirs live outside Spain, which raises the obvious question.
Do you actually need to travel to Tenerife to sell?
Often, no.
By giving a lawyer Power of Attorney, the paperwork and signing can be handled locally on your behalf.
For international owners, it’s usually the simplest way to keep the process moving.
Once the inheritance is sorted and the paperwork is in place, selling an inherited property is really just like any other Tenerife resale.
The key is getting the groundwork done first.
